TTaking cues from the Capitol Hill rowhouses in the neighborhood, we brought together the warmth of wood with large scale masonry to provide a warm feel that would be distinctive, yet complement the surrounding area. We were also able to maximize the number of floors by taking advantage of revised zoning regulations and utilizing the existing steep grade to create an entire occupied basement floor that was not counted towards FAR. The end result was 36 units, including two high-end penthouse units with sprawling outdoor terraces and panoramic views of the city. Additional features included a landscaped courtyard and an amenity space roof deck.
